These Booking Terms apply to a reservation made through our officers, employees and agents ('We'/'Us'/'Our') and the person or legal entity making the Booking or to whom We supply services in respect of the Booking ('You/Your'). These Booking Terms are governed by English law and apply to all Bookings except where We agree, in writing, other terms.
By making a booking You are deemed to enter into a legally binding agreement. When a booking is made a contract between You and Us comes into effect when We accept a reservation from You.
We will confirm Your reservation when we have received full payment from You of the price shown on the booking form. You must be able to enter into a legally binding contract and be over 18yrs to make a Booking. Online Bookings must be paid for using an acceptable and valid credit or debit card. When a Booking is confirmed, You must retain all documents as proof of Your reservation. Payments may be made online with Eviivo whereupon the full amount of the holiday will be charged to your debit or credit card at the time of booking.
Bookings and reservations shall only be negotiated on the payment of a deposit. The deposit payable shall be one third of the holiday price. The balance shall be payable six weeks before the commencement of the holiday. If the holidaymaker books the accommodation less than six weeks from the commencement the full holiday charge shall be payable at the time of booking. Receipt of any deposit shall not constitute acceptance of any booking until confirmation has been sent. All cheque payments shall be made payable to the Property Owner Janet Holt and sent to Chestnut Tree House, 7 Crowlea Road, Longhoughton, Alnwick, Northumberland NE66 3AN.
If you cancel your holiday for any reason you must telephone the Property Owner on 0044 (0)1665 577153 and also send written notification. Your cancellation will be acknowledged by the Property Owner in writing.
If we are successful in re-letting the Cottage for the entire period originally booked we shall refund all monies paid (whether a deposit or otherwise) less an administration fee of £25.00. If we are only successful in re-letting a proportion of the period originally booked we shall refund that proportion of monies paid (whether a deposit or otherwise) less an administration fee of £25.00. If we are unsuccessful in re-letting the Cottage then all monies paid shall be forfeited.
An amendment to the confirmed contract is only effected when We have received from You a letter or email with Your proposed amendment. We will respond to You with any alteration which can be agreed between You and Us. Any amendment or alteration will carry a reference from Us which You must quote in any future communication.

Holiday weeks normally run Saturday to Saturday. In the off peak season we may consider short breaks and long weekends.
In the unlikely event that we are unable to fulfil our obligation we will endeavour to provide alternative comparable accommodation or offer a full refund.
It is the responsibility of the holidaymaker to contact the Property Owner to arrange key collection.
The Holiday Accommodation does not allow smoking anywhere within the accommodation. Smoking is permitted outside and all smoking materials/ash must be disposed of carefully and responsibly. The number of persons using the holiday accommodation shall not exceed 4 persons plus one infant in a travel cot. The property owner is entitled to ask the holidaymaker to leave if these conditions are broken without refund.
The property owner or representative shall be allowed access into the holiday accommodation at any reasonable time during the holiday occupancy to effect repairs. Wherever possible reasonable notice will be given.
We do not allow Dogs, Cats or any other pets to stay in the Cottage. This is to remove the risk of allergies to all our guests.
The Holidaymaker shall keep the holiday accommodation and all furniture, fixtures and effects in the same state of repair as found at the commencement of the holiday, and shall leave the holiday accommodation in the same state of cleanliness and general order as it was found.
All damages and breakages are the legal responsibility of the holidaymaker. Any damage or breakages should be reported to the Property Owner and replacement costs shall be paid for before departure.
The holidaymaker shall be entitled to the protection afforded him by the Unfair Contracts Terms Act of 1977. The Cottage benefits from full Holiday Accommodation Insurance with public liability protection.
Whilst every care is taken to ensure complete satisfaction with the Holiday Accommodation, complaints should be taken up immediately with the Property Owner. In matters of equipment going wrong, it should be realised that although frequently checked, items not reported by departing holidaymakers may possibly escape attention and in this instance cannot be repaired or replaced until brought to the notice of the Owner. Complaints not reported at the time can not be entertained subsequently and with the greatest of respect it is regretted that no correspondence can be entered into in the case of complaints made on departure or after return home. Reports of appreciative comments or constructive suggestions for improvements will always be gladly received by the owner.
